Senior living cost calculator

Pick your metro and level of care to see what senior living actually costs locally — and how long your savings would last after monthly income. Nationally, assisted living runs about $5,900 a month and memory care about $6,690, but the local spread is wide enough that the national number is rarely the one that matters.

Planning estimate only, not a quote, recommendation, eligibility decision, or promise that a community has an opening. Communities price individually and may add care charges to base rent. This plan exists only in the current browser view unless you explicitly print or save it.

Estimates only. Communities price individually, and care charges are usually billed on top of base rent — the range above reflects typical all-in local pricing, not a quote. Nothing you enter is sent anywhere: this runs entirely in your browser.

What these numbers are based on

Independent living, assisted living, memory care, and skilled nursing each start from the source-specific published inputs named on Haven's cost hub, then use Bureau of Economic Analysis Regional Price Parities for local planning. Skilled-nursing, care-home, and CCRC bands use disclosed derived methods and are not presented as published survey ranges or medians. These are the same bands shown elsewhere on Haven. Source scope: Source-specific 2024 and 2025 observations; each band identifies its publisher and derivation.

They are estimates for planning, not quotes. Communities price individually and most add a care fee on top of base rent. When you're ready for real numbers, ask the communities on your shortlist for a written, current all-in price and availability confirmation.

Common questions

How much does assisted living cost per month?

Nationally, assisted living runs about $5,900 per month, memory care about $6,690, and a semi-private nursing home room about $9,277. Local prices vary widely — the calculator on this page shows the range for your specific metro, and Haven publishes the full 402-metro table.

How long will our savings last in assisted living?

Subtract reliable monthly income (Social Security, pension, annuities, VA benefits) from the monthly cost, then divide savings by what's left. The calculator does this for the low, planning-midpoint, and high values in the local band, because the difference between them often decides whether a plan lasts two years or ten.

Does Medicare pay for assisted living?

No. Medicare does not pay for assisted living or long-term custodial care. It covers short-term skilled nursing after a qualifying hospital stay, not ongoing room and board. Long-term care is paid privately, through long-term care insurance, through VA benefits for those who qualify, or through Medicaid once assets are spent down.

Is the base rent the whole cost?

Usually not. Most assisted living and memory care communities charge base rent for the residence plus a care fee tied to how much help the resident needs, and that care fee can rise as needs change. Ask for the full fee schedule, the community fee, the second-person fee, and the rate-increase history before signing.

Is this calculator private?

Yes. It runs entirely in your browser — nothing you type is transmitted to Haven or stored anywhere.
